Tempate is a place where the traditional character of Guanacaste is still very much alive. Cattle move through open pastures shaded by native trees, families and neighbors come together in the town center, and the pace of daily life remains relaxed and unhurried. While the coastal communities have evolved into some of the region’s most desirable destinations, Tempate has managed to preserve the simplicity and authenticity of a traditional Costa Rican town.

The Pacific coast is within easy reach. Playa Potrero is approximately 15 minutes away, with Playa Flamingo and its marina just beyond. The area offers access to boating, dry storage, shops, restaurants, and other coastal amenities. Las Catalinas is also nearby, known for its beaches and extensive network of hiking and cycling trails. This setting allows residents to enjoy the peace and open space of the countryside without giving up convenient access to the coast.

Connectivity to the coast is expected to improve further with a proposed road linking Tempate directly to Potrero. The project is currently in the design stage and has been identified as an important infrastructure priority for the Canton of Santa Cruz.

Finca Tempate encompasses 566,665.60 m², equivalent to approximately 56 hectares or 140 acres. The land features a varied topography, beginning with relatively level pastureland near the road before gradually rising into rolling hills and higher elevations. From these upper areas, the property opens to broad views across the valley, with surrounding mountains creating a natural backdrop.

The property already benefits from important infrastructure, including more than 277 meters of frontage along a public road, electricity, and water service. In addition, a private well provides an independent water source, adding significant value for agricultural or rural uses in Guanacaste.

With its generous size and natural setting, the property offers considerable flexibility for a variety of uses. It could be developed as a private country estate, working farm, agricultural or regenerative project, equestrian property, family compound, or a carefully planned residential community.

Large parcels offering this combination of acreage, road access, utilities, and an independent water source, while remaining within convenient reach of the Pacific coast, are becoming increasingly difficult to find.
